01 / Deliverables dossier
A renovation brief is only useful when it can be priced, permitted and built. Each stage of our work closes with a named document, so nothing lives only in a conversation.
Every wall, opening, riser and structural element checked on site and drawn to scale, including ceiling heights and window sills.
Two or three planning options with furniture zones, circulation widths and storage volumes, each marked with the trade-offs it makes.
Finishes, fixtures and fittings listed room by room with quantities, unit prices and lead times, plus a physical swatch board you keep.
Decision tools rather than sales images. Final results may differ with site conditions, materials and execution, as the drawing notes state.
Demolition, plumbing and electrical routes, ceiling plans, tile settings and joinery details, issued in sets the builders can price against.
Site visits, clarification notes and a running review of substitutions, with timelines given as ranges that depend on permits, material availability and site access.
Document sets are listed in detail under deliverables. Fees appear as from-pricing with the disclaimer adjacent on tiers and pricing, and scoping starts with a short project enquiry.
03 Deliverables
You receive a documented set, not a mood board. Every item below is named, sized and handed over in a fixed format, so a contractor can price and build from it.
Existing-condition drawing at 1:50 with wall dimensions, load-bearing structure, risers, window openings and ceiling heights verified on site.
Two or three furniture-plan variants per room, each with circulation widths, storage volumes and zoning notes so the trade-offs are visible before you commit.
Room-by-room schedule of finishes, fixtures, door hardware and sanitary ware with reference codes, quantities and the pricing tier each item sits in.
A physical board of approved tile, paint, veneer and textile samples, matched to the schedule so the palette survives daylight and site lighting.
Perspective views of key rooms used as a decision tool and not as a build guarantee. Final results may differ due to site conditions, materials and execution.
Demolition, partition, electrical, plumbing and ceiling plans with elevations and junction details, drawn to the level a crew can set out from.
Contractor scope table, work sequence, milestone checklist and the decision deadlines you and the crew are expected to meet.
Items are released at the close of each stage: 01 Survey and layout, 02 Materials and specification, 03 Illustrative 3D and drawings, 04 Coordination. See the from-pricing per m² and the minimum project fee.
04 / Tiers & pricing
Three levels of the planning dossier, each a fixed scope of drawings, schedules and studio hours. Prices are quoted in UAH per m² of total floor area, and a written estimate follows the measured survey.
01
from 950 UAH / m²
02
from 1,450 UAH / m²
03
from 2,100 UAH / m²
Each figure is a from-price per square metre of total floor area, not a quote. The final cost depends on area, the number of wet zones, joinery detail, ceiling and lighting complexity, and the revision rounds you need. A minimum project fee applies, and compact apartments are quoted as a fixed sum instead. Prices hold for 30 days from the date of the written estimate and exclude VAT where applicable. 3D views are illustrative and final results may differ due to site conditions, materials and execution.

The work we sell is documentation, not construction. The points below mark the edge of the service so that budgets, drawings and dates stay honest from the first meeting.
